Social Housing Gateway Ltd (SHG) was established in January 2023 and is a Registered Provider (RP) of Social Housing to the UK Government. SHG is a sister company to Propifi Bonds Plc.

As a Register Provider, we adhere to the highest standards of governance and financial viability. Our mission is to provide safe, modern, energy-efficient, homes to help combat the UK's growing deficit in social housing.

We are currently in the acquisition process of existing housing schemes (25 sites) and building new properties with a GDV of £250M. Our target forecast between now and 2028 will see us multiply the volume of our residential portfolio.

Over 1 million households are waiting for social homes. Last year, 29,000 social homes were sold or demolished, and less than 7,000 were built.

WE DON'T HAVE ENOUGH HOMES

A home is a fundamental human need. But right now, there are simply not enough good quality, low-cost homes available for everyone who needs one.

GRAPH SUMMARY

Social housebuilding in England is at its lowest rate in decades. Since 1991, there has been an average annual net loss of 24,000 social homes.

This graph shows fewer social homes are built, compared to those lost through sales and demolitions. The result is a deficit in social housing.

As a Housing organisation, SHG understands the complexities and challenges driven by UK’s intermittent economic environment and the inevitable impact on the housing market. By recognising these, we consider it our mission to create sustainable homes for life, that are adaptable to peoples changing needs and can help in providing secure long-term accommodation. As an intended ‘for profit’ Registered Provider, we aim to deliver social value through an ethical and responsible investment.

We have aligned our objectives, resources, and implementation strategies, with our partners and collectively we can achieve customised solutions that will lead to viable and profitable opportunities. This includes providing a range of affordable accommodation that offers:

  • Collaboration with Government on affordable housing initiatives, offering solutions for increasing housing stock via a demand led approach

  • Engaging with Local Authorities in designing and developing viable housing schemes that offer a range of accommodation

  • Ensuring sustainable, energy-efficient and innovative techniques are incorporated within construction, making the accommodation both affordable and adaptable over time
     

  • Generating a stable income through long-term Lease and Nomination Agreements with Government, that is both secure
    and creditworthy

As an RP to the UK Government, our core areas of rental income will derive from;

Social Rent = LHA

Affordable Rent = LHA + Top up

Specialist (assisted/supported living) Rent = LHA + Social/care component

 

With other rental income coming from:

UK Home Office

PRS (Private Rented Sector)

This low-risk investment allows private investors the opportunity to create positive change while attaining a secure income.

We have direct oversight and control over all operations as services are in-house, which gives us greater flexibility, and efficiency. Given our expertise and established network, we are confident in creating a residential portfolio that guarantees quality in design, structure and value with sustainable growth.
